TERMS:
PET POLICIES, DEPOSITS and FEES
The Pavilion Apartments is a pet friendly community.
We allow dogs of any size but have restrictions on
certain breeds (Dobermans, Rottweilers, Pit Bulls,
Boxers, Akitas, German Shepherds and Chows are not
permitted). A pet deposit of $150, monthly pet rent of $20, and a one-time $150 non-refundable pet fee is paid at time
of move-in.
RESIDENT SELECTION CRITERIA
It is the policy of Mills Properties to
establish consistent and fair resident selection standards.
Everyone is welcome to apply. All applicants will be
evaluated without regard to race, color, religion, sex,
disability, familial status, national origin, age, marital
status, military or veteran status, sexual orientation
or source of income.
Applicants for residency are measured against the following
criteria:
1) OCCUPANCY CRITERIA
One Bedroom: No more than two (2) occupants
Two Bedroom: No more than four (4) occupants
Three Bedroom: No more than six (6) occupants
2) EMPLOYMENT/INCOME GUIDELINES
Current employment verification and previous employment
verification if at present job less than one year. Must
show monthly income equal to three (3) times the monthly
rental rate. Income, other than from salary or wages,
must be in writing and verifiable. Self-employment income
must be verified with tax returns for the last two (2)
years.
3) LEASEHOLDER GUIDELINES
All leaseholders must be a minimum of eighteen (18) years
of age. All individuals in the household who are 18 or
over must fill out an application, regardless of employment
or student status.
4) CRIMINAL HISTORY
Any applicant that has a history of criminal activity
that reflects any crime against person, property or drug
related activity will not be approved for residency.
5) CREDIT CRITERIA
A credit report will be run on all applicants. Evidence
of paying bills late or judgments against the applicant
may warrant rejection of the application or a higher
deposit.
6) RESIDENCY GUIDELINES
Current and previous rental history verification will
be conducted. The verifications cannot contain any negative
references or repeated late payments. If applicant rents
from a private individual, rental contract and proof
of payments are required. Rejection criteria may include:
A. Any history of having broken a lease without the consent
of the landlord
B. Any eviction from a previous landlord
C. Any instance whereby the landlord filed for eviction
or judgment for monies
D. History of late rent payments
E. Any verification in which previous landlord suggests
that the applicant was destructive to the apartment or
surrounding public areas. This includes destruction caused
by any household member and/or guests of the applicant
Depending on the results of an application our refundable
security deposit may be as low as $199. The Earnest Deposit
to hold an apartment while processing an application
is $199. This amount is applied towards the Security
Deposit when an application is approved.
